Terms and Conditions (revised 23/04/2021)

Thank you for choosing to stay at The Old Dairy B&B or Byre Cottage. We look forward to welcoming you and hope you enjoy your stay with us.


The Old Dairy B&B

The Hereford, The Devonshire and The Dexter rates are per room per night, based on two people sharing and include breakfast, parking and wi-fi. Additional charges apply for a family room. A deposit equivalent to the first night’s stay is taken on booking to secure your reservation with the balance payable on arrival.

Byre Cottage – Self Catering Holiday Cottage

Byre Cottage rates are for the entire cottage per night based on a maximum of four guests. A deposit of 10% of the booking is taken on booking to secure your reservation. With the balance being due 6 weeks prior to arrival. Should you book within 6 weeks full payment will be taken at the time of booking.


As a small family run business cancellations greatly affect us. However, we do understand that sometimes circumstances mean that guests need to cancel and try to be as understanding as possible. If for any reason you need to cancel your stay with us please contact us as soon as possible to do so. Should you fail to arrive and take up your accommodation you will be liable for the full amount of your stay.

For Bookings made directly:

The Old Dairy B&B: For cancellations made up to 72 hours before your stay we will refund the full cost of your stay. For cancellations made after this time you may be liable for the full cost of your stay. We will endeavour to re-sell your booking. If we do succeed in re-letting your room we will refund you the full amount.

Byre Cottage: For cancellations of self-catering reservations in Byre Cottage six weeks’ notice is required. If a guest cancels a reservation and we are able to re-sell the accommodation for that same period then the guest will receive a full refund. If we are unable to secure a new booking then the guest will be liable for the full cost of the stay. Full payment is due 6 weeks prior to arrival.

We recommend that you take out holiday insurance to cover yourself in the event of a cancellation.

We would only cancel your booking if your accommodation was unavailable for reasons beyond our control. We will attempt to offer you alternative accommodation, however, if this is not possible, or acceptable to you then we would refund all monies paid by you. Our liability would not extend beyond this refund.


No responsibility can be accepted for loss, damage or injury to users or their belongings whilst staying at The Old Dairy or Byre Cottage. We do not accept liability for damage, loss or injury to any member of your party or any vehicles or possessions. We reserve the right to terminate, without notice, an individual’s stay, where deemed necessary, through unacceptable behaviour.


Smoking or vaping is not permitted at any time inside The Old Dairy B&B or Byre Cottage. A charge of £150 for deep cleaning will be applied if guests are found to have smoked/vaped in their room.


Regrettably, out of consideration to our other guests, we are unable to accept any infants or children under the age of 12 years of age. 


Regrettably, we are unable to accept pets in any of our accommodation.


Check in time is between 4.00pm and 8.00pm. We may be able to arrange check-in outside of these times by prior arrangement.


One parking space per room or for Byre Cottage is provided. We may, by prior arrangement, be able to accommodate a second car. Cars are parked entirely at the owner’s risk. Any contents left in your car are done so entirely at your own risk.


We kindly ask all guests to respect other guests quiet enjoyment and relaxation and that noise is kept to a minimum after 10.00pm.

We carry out housekeeping between 10.30 and 4.00pm each day and will require access to your room during these hours.

Please let us know immediately of any damage or spillage so that we can attempt a speedy repair or clean. Any significant breakage or damage may result in a charge for replacement or repair.

We ask guests to leave Byre Cottage clean and tidy. A charge may be made for self-catering guests if, after vacating the property, additional cleaning is required beyond that which would be reasonably expected.

Lost keys will incur a charge of £50. If we are required to replace locks the full cost of doing so will be payable.

Hot food and takeaway meals must not be eaten in the guest rooms – we may on request be able to make the breakfast room available for guests use or alternatively during warmer weather guests may enjoy a take away in the garden.

Due to the additional cleaning and sanitising procedures required during COVID-19, and the requirement to ensure your accommodation is aired, we respectfully request guests to adhere to the 4pm check-in time so that we can ensure your accommodation is ready for your arrival.

Pet Allergies

We have a well behaved cocker spaniel who is not allowed in guest areas. The accommodation is not suitable for those with pet related allergies.

Allergies, food intolerances and dietary requirements

We take allergies, food intolerances and dietary requirements seriously. We need to be notified prior to confirmation of your booking so that we can make sure we are able to cater for any specific dietary needs.

Wifi and mobile reception

Please note that mobile reception in Lympstone is patchy. Check with your provider. Broadband internet access is provided. This is on the basis that we are unable to promise that the service will be available constantly.


On the day of departure, we kindly request that you vacate your room by 10.30 am to allow us time to prepare the room for our next guests.

Access Statement

The Old Dairy B&B and Byre Cottage form part of an 18C former dairy with a number of period features. The Hereford room and The Devonshire room are located on the first floor. The Dexter room is on the ground floor. Please note that there is a small step into the house. Both bedrooms in Byre Cottage are on the first floor and there are two steps leading into both the kitchen and the bathroom.
